Bytolov is a personal assistant that aggregates real-estate listings from public Slovak portals and helps you find relevant offers.

• The bot is not a real-estate agency or intermediary and takes no part in transactions.
• The bot does not verify listings and does not guarantee the accuracy, completeness or timeliness of the data.
• The bot is not liable for the actions of users, sellers, agencies or any other third parties.

How the bot works

The bot automatically collects publicly available information from real-estate portals and evaluates it against your request using AI.

What the bot does:

• Collects price, location and property details from public sources.
• Evaluates listings against your criteria and sends only the relevant ones.
• Provides a link to the original listing on the source site.

What the bot does NOT do:

• Does not verify listings or guarantee that a property exists.
• Does not moderate or edit listing content.
• Is not liable for financial loss or fraud.

The AI “fits / does not fit” assessment is indicative and may contain interpretation errors. It is not professional advice — always verify a listing on the source site.

What data we collect

We collect the minimum data needed to run the service:

• Your Telegram ID and profile name/username.
• Registration date and search settings (criteria).
• History of sent listings and subscription status.

We do NOT collect:

• Passwords or private messages.
• Card payment details — these are handled by the payment provider.

You can request deletion of your data at any time via the support contact.

Slovak legislation

Renting and buying real estate in Slovakia is governed in particular by:

• Act No. 98/2014 Coll. — on short-term housing rental;
• the Civil Code (Občiansky zákonník);
• applicable tax legislation.

We recommend consulting a lawyer before signing any contract.

Fraudulent listings

The bot does not control or moderate listing content. If you spot a suspicious or fraudulent listing, contact the source site where it was published directly.

Listing removal

Owners or their representatives may contact support to request hiding a listing in the bot. Please note: we do not control the sources — removal on the original portal is beyond our control.

Monetization and cooperation

The service is currently free. A paid tier with extra features may be introduced in the future. The bot may contain partner offers.

Agents and owners may contact support to discuss cooperation terms.

Disclaimer of warranties

You use the bot at your own risk.

• We are not liable for the consequences of using the service.
• We do not provide legal or financial advice.
• We reserve the right to change these terms at any time without prior notice.

Continuing to use the bot after the terms change means you accept the updated rules.
